Horizon House Condominium

The Horizon House Condominium is a twelve-story building constructed around 1965. The building contains 294 residential units and utilizes an exposed cast-in place light weight concrete structure with a brick masonry facade and individual cantilevered concrete balconies. There are eighteen tiers of balconies on the front facade an fourteen tiers of balconies on the rear facade. Each balcony features a railing constructed using a combination of cast-in-place concrete wall panels and aluminium railings.

The north side of the building features a pre-stressed precast concrete elevated walkway offering pedestrian access from the building's second floor level to the adjacent park area.

SRG was retained to perform an investigation to evaluate the condition of the pedestrian bridge, concrete balconies, adjacent masonry facade and exposed concrete elements at the building, precipitated by potential life safety conditions resulting from concrete deterioration.

SRG was subsequently authorized by the owner to develop a remedial design package to repair concrete structural elements, replace balcony railings, rehabilitate the masonry facade, and install a waterproofing membrane to protect the concrete balconies and exposed structural concrete elements.

SRG also provided bidding, contract administration and construction observation services, as well as serving as the Arlington County "Structural Engineer of Record" and "Special Inspector" for this project.
