Grosvenor Park II Condominium

The Grosvenor Park II Condominium is a 22-story, cast-in-place concrete structure built around 1962. The building utilizes brick masonry walls with a CMU back up with punched windows supported by the structural concrete frame. Most units have cantilever, concrete balconies, and the building has terraces on the 3rd, 16th, 17th and roof levels.

Structural Rehabilitation Group, LLC (SRG) was originally retained to perform investigation and condition surveys of the severely deteriorated façade, balconies, and defective terrace waterproofing. Part of our survey included sampling of the terrace waterproofing materials to determine the material used and the extent of water infiltration and membrane deterioration, as well as sampling of the masonry construction and wall flashings to evaluate their condition and the cause of observed masonry distress. We also included recommendations for phasing and prioritizing the repair work over several years to accommodate budget limitations.

In addition to investigation, design and bidding services, SRG also performed contract administration and construction observation/inspection services on the project.
