Chelsea Tower Condominium

The Chelsea Tower Condominium, constructed around 1978, is a fifteen-story concrete framed structure featuring a clay brick masonry facade and sixteen tiers of units, each featuring cantilevered concrete balconies with structural concrete wing walls/columns.

SRG was retained to perform an investigation and condition survey. The building had been experiencing widespread leaks reported at 20 units throughout 10 different tiers. Our investigation work included a physical survey of the facade, including intrusive sampling and spray testing of the facade and windows.

SRG developed a remedial design package to install wall flashings, horizontal and vertical masonry relief/control joints to address masonry distress, and replacement of distressed and displaced masonry. A seperate package was prepared to address penthouse and rooftop door and flashing replacement work to address water infiltration issues at the roof level.

SRG also performed bidding, contract administration and construction observation services on the project. During the course of this work severely deteriorated roof slab edges were revealed and addressed as part of our work, as well as concrete wing wall deterioration.
