Hampshire Towers Apartments

The Hampshire Towers Apartments is a two-building complex consisting of one 12-story and one 11-story, cast-in-place concrete structure built around 1967. The buildings utilize brick masonry walls with CMU back-up and punched windows supported by the structural concrete frame. Most units have concrete balconies.

SRG was retained to perform investigation and condition surveys of the severely deteriorated facade and we also included recommendations for phasing and prioritizing of the repair work.

SRG found that many portions of the brick masonry facade were in imminent danger of falling from the building. SRG worked with the management to devise a strategy to mitigate the risk to life safety while the design and bidding phases of the project were being performed.

The Phase I work included the removal and replacement of the severely bulging masonry walls that presented an imminent life safety concern. Phase II addressed the portions of the facade that were in need of repair but did not present a life safety risk.

SRG also performed contract administration and construction observation/inspection services on the project

SRG was later retained to perform a survey of the concrete balconies to assess their condition. Several life safety issues were identified. SRG developed a scope of work and obtained the services of a qualified contractor to access all balconies at each building to address all life safety issues. SRG provided consultation and construction observation and administration services to certify that all life safety issues existing at the time of the work had been addressed.

More recently, SRG was retained to provide the new owners of the buildings with a repair design package to address additional facade work and rehabilitate the balconies.
