208 Massachusetts Avenue, originally constructed around the turn of the 19th century, is located two blocks away from Union Station on Capitol Hill, and is considered to be of historical significance to the neighborhood. The building is eight stories tall and originally utilized as a residential building. The building owner purchased the building with the intent of reconfiguring the building into a mixed use, office, and residential property that would supplement the neighboring office building.

SRG was originally retained to provide an investigation and condition survey of the building facades and balconies. SRG was then authorized by the owner to develop a comprehensive building facade and balcony restoration program including the replacement of deteriorated concrete balcony slabs, the application of a waterproof pedestrian membrane, tuck-pointing of the historic and non-historic facades, restoration of the deteriorated, exposed concrete beams and columns, and repair/replacement of bulging portions of the historic brick masonry facade. SRG also performed contract administration and construction observation/inspection services on the project.
