Van Ness East Condominium

The Van Ness East Condominium is a twelve story structure that was built in the 1960’s. The building features a two level below grade garage and plaza. The plaza is approximately 34,000 square feet in size and the garage levels below are approximately 38,000 square feet each.
Reports of leaks into the garage levels and visible concrete deterioration prompted the owner to retain SRG to perform a survey of the garage and of the existing waterproofing system at the plaza level. The investigation which included visual survey and intrusive sampling revealed the waterproofing system along with the expansion joint systems had failed.
During the initial phase of the design process it was determined that the best methodology to address the leak issues and repair the structural deterioration was to perform a removal of the plaza overburden down to the structural deck, rehabilitate the concrete structural deck and then install a monolithic waterproofing system with an enhanced drainage design.
SRG also performed bidding, contract administration and construction observation services on the project. During this project SRG was tasked with the unique roll of serving as the prime consultant. Our responsibilities included taking on the role of coordinator between the various design team members and managing the flow of information/communication between the Owner, the General Contractor and the design team.
