81 Beach Hill Condominium

The 81 Beach Hill Condominium is a five-story masonry and pre-cast pre-stressed concrete structure built in the mid 1970's. The facade of the building utilizes pre-cast concrete, a cementious stucco applied over CMU walls and punched aluminum and glass window assemblies.
The low slope built-up roof had been replaced once during the life of the building and it had begun to experience a progressive increase in both annual maintenance costs as well as reports of active leaks. Roof patching and repair costs suggested that roof replacement offered a better value.
SRG was retained to perform an investigation and condition survey of the roof membrane system including retaining a roofing contractor to perform the roof test cuts/sampling to determine the existing roof construction and cross section to establish the existing materials as well as certain as-built construction details.
The roof replacement project included removal and replacement of the existing low-slope built-up roof membrane system and the installation of a new two-ply modified bitumen roof system over a light weight gypsum fill with compound slopes to accommodate proper drainage to the interior roof drains, the installation of proper base and curb flashing, the design and installation of new stainless steel heat pump racks to elevate the pumps off the roof membrane and provide positive attachment to manage the coastal wind loads as well as new penthouse doors and pan flashings.
SRG also performed periodic construction observation visits as well as contract administration services on the project.
