One of only two steel long-span office buildings in Washington, DC, 601 New Jersey Avenue is a nine-story office building that includes approximately 270,000 SF of office space and three levels of underground parking. The building was constructed with a composite steel frame, a somewhat uncommon framing system within the District of Columbia given the height restrictions. MEP and sprinkler systems were carefully coordinated with the steel beams in order to provide the necessary number of floors while maintaining a cost-effective structure.

The project was developed as a public/private project with GSA and the Federal Trade Commission, with 80 percent of the building pre-leased to the government before being sold to an institutional investor.
