The parking garage at 2 Hopkins Place is a conventionally reinforced concrete structure located near the Inner Harbor in Baltimore, Maryland. The garage encompasses 105,000 square feet and includes a loading dock, tunnel, and an entrance ramp. The garage was left unmaintained for many years, until it was acquired by Berman Enterprises and renovated along with the accompanying 21 story building. The garage experienced many years moisture ingress issues, the garage experienced extensive concrete deterioration along the elevated slabs. The repairs were performed in 2017 and included the complete removal and replacement of 2,500 square feet of concrete slab, extensive concrete joist and beam repairs, installation of new supplemental steel brackets to support the plaza above the garage, and the installation of a new traffic coating at both elevated levels of the garage.
