The project involves the design and construction of new Ashby Ponds Buildings at the Ashby Ponds Retirement Community on behalf of the developer, Erickson Living, in Loudoun County, VA. The focus of the buildings are to provide healthy living amenities for the Independent Living residents.
Building 3.0: The community building is 2 stories with no basement. The 1st Floor includes spaces for reception and marketing, fitness center and locker rooms, pool, café, and various support spaces over 25,055 GSF. The 2nd Floor includes salon, fitness room, library, office, and support spaces along with a structured link to Building 3.2 over a total of 11,564 GSF. Total building size is 36,619 GSF.
Building 3.1: Building 3.1 is 5 stories above grade with a single level of below grade parking. The residential building includes 77 units over 130,000 SF. The garage is below grade and is 26,000 SF. Total building size is 156,000 SF. The 1st Floor of Building 3.1 includes lobby and office spaces of approximately 4,200 SF on the end of the building that is closest to Community Building 3.0. The scope also includes several bridges and bridge foundations.
Building 3.2: Building 3.2 is 5 stories above grade with a single level of below grade parking. The residential building includes 136 units over 211,267 SF. The garage is 51,178 SF and accommodates 131 parking spaces. The footprint of the garage extends beyond the footprint of the building above yielding a structured courtyard of approximately 9,400 SF. Total building size is 262,845 SF. The 1st Floor of Building 3.2 includes kitchen and dining spaces where the building abuts Community Building 3.0. The building is accessible indoors from buildings 3.2 yet is structurally independent; movement joints will be required between adjacent structures. The scope also includes a bridge linking the 2nd Floor of Building 3.2 to Building 3.3.
