Rock Creek Terrace Apartments is an 18-story post-tensioned concrete residential building in Rockville, MD, built in the early 1970s. An early example of post-tensioned design in the region, the building features private cantilevered balconies. Over time, the age and design of the post-tensioning system—particularly at the tendon anchorage—resulted in signs of corrosion and deterioration along the balcony slab edges.
Structura conducted a comprehensive condition assessment to pinpoint areas of concern regarding the post-tensioning anchorage. Based on this assessment, we recommended a phased approach to address these issues systematically, beginning with targeted, intrusive investigations on a single balcony. Insights from each phase informed the development of cost-effective, long-term solutions to mitigate similar issues across the building, helping building management restore the structural integrity of this landmark while ensuring minimal disruption to residents.
