Structura proudly provided structural engineering services for the renovations of the Andorra Shopping Center in Philadelphia, PA, on behalf of Federal Realty and JP2 Architects. The project involved extensive renovations across approximately 31,220 SF of construction area, focusing on the partial demolition of two side-by-side one-story retail buildings and the structural preparation of the spaces for new tenants. Structural scope focused on verifying lines of demolition through field observations while maintaining the existing base building framing with minimal impact to the remaining structure or its lateral wind and earthquake resistance systems. This included the design of connections for approximately 600 linear feet of new cold-formed lightgauge supported façade, local reinforcement of existing roof joists and openings to accommodate new rooftop units, and analysis of existing roof framing for new snow drift conditions.

Key services encompassed the design of new structural steel framing for low-height parapets and tower features at corners, engineering of new cantilevered steel canopies integrated into the new façades, and structural modifications to accommodate an existing basement through either a new basement retaining wall or a new waterproofed framed slab. Specific tenant fit-out services were provided for a new 10,000 SF KinderCare Center, including the engineering of an exterior-rated wood landscape feature and a typical detail for a new rear exterior fence. Work included field documentation of existing framing from visual observations, preparation of structural drawings for Design Development and Construction Documents phases, permit support, and Construction Phase services including delegated design submittal review, RFI responses, and periodic site observations. Cold-formed light gauge framing and temporary shoring design were by others, subject to Structura’s review.
