Project Description

Structura proudly provided structural engineering services for the façade renovation of the Chesterbrook Shopping Center in McLean, VA, on behalf of Federal Realty and InPlace Design. The project involved approximately 1,600 linear feet of façade upgrades across the main in-line building (850 LF with Safeway and Walgreens), north and south multi-tenant buildings, Starbucks pad building, along with associated landscape features and signage. Structural scope focused on maintaining the existing base building framing while accommodating new façade finishes that added dead loads, wind loads, and snow exposure. This included analysis of the existing structure, design of connections, and local reinforcement of roof joists and perimeter beams.

Key services encompassed design of new structural steel framing for tower features, consultation on cantilevered pylon signage supported on shallow spread footings, and structural review of landscape elements such as seating, retaining walls, and pergolas. Work included field documentation of existing open-web steel joist framing, preparation of structural drawings for Design Development and Construction Documents phases, permit support, and limited Construction Phase services including shop drawing review, RFI responses, and site observations. Cold-formed light gauge design was by others, subject to Structura’s review.
