The building at 2144 California Street is an 8 story residential building which was originally constructed in the early 1960s. The building is a conventionally reinforced concrete structure with a composite brick masonry exterior. The building is slated to undergo a renovation and as a part of the project’s design team Structura performed a masonry façade condition assessment along with a condition assessment of the below grade garage. The exterior masonry façade suffered extensive amounts of cracking due to the lack of vertical and horizontal control and lack of maintenance over the life of the structure. The garage structure was found to have extensive deterioration due to exposure and lack of maintenance. Structura prepared rehabilitation bid documents for contractor pricing to install control joints and horizontal soft joints at the floorlines of the façade. The repair deisgn documents also included concrete repair details to address deteriorated concrete slabs, joists, beams, and columns in the below grade garage. The renovation, along with the repairs, are tentatively scheduled for Spring 2018.
